Amenities

Lawn Care

 

We have a contract with Corso’s Landscaping for the 2010,2021,and 2022.  Corso’s will be providing the following services to us:

 

 · Spring clean up to the front beds and common grounds.  This will include removal of      debris from beds, spade, edging and pre-emergence applied. Along with pruning of          plants and trees (up to 12’ tall) and top dress beds with mulch.  This will been done        when the weather breaks, probably in early April.

 · Summer prune in early to mid July will include trimming of shrubs and small trees          (under 12’)

 · Stick edging of drives, curbs, and sidewalks May through September.

 · Mowing Maintenance weekly with mulching mowers, trimming around cond0, curbs,        and sidewalks.  Blowing off walks and drives, edging when needed.  The Fronts and

   sides will be bagged.  Trimming under evergreens and ponds will be bi-weekly. 

 · Monthly spraying of weeds.  Tall weeds will be pulled by hand. May-Sept.

 · Fall clean up including lightly trimming of the shrubs, cutting back perennials, removal    of annuals and cutting back grasses.  Trees included are under 12’ removal of branches    touching units and suckers.  Removal  and disposal of the leaves from front and sides    of units.  Leaves in the back yards that are heavily populated will be mulched with the    mowers. 

 · Compost removal will consist of 2 different pick up dates.  1 in the spring and 1 in the    fall.  Dates to be agreed upon by the Board and Corso’s. 

Pool and Pavilion

 

Our pool is open from Memorial Day until Labor Day.  The pool maintenance is being provided by volunteers who live in our development.  The chemicals are checked twice per day and the pool is swept several times a week.  Please remember to review the pool and pavilion rules.  There is no glass containers allowed in the pool area.  Please cover all chairs with towels while sunbathing to prevent chairs from staining from suntan products.

All residents and guests must wear wristbands that have been provided to each condo unit when inside the pool area.  Please keep the pool and pavilion area clean...trash barrels are provided for your use.

Snow Removal

 

With winter comes snow removal which is always a difficult process.  In addition to our streets there are 191 drives, parking pads, clubhouse lot and sidewalks to your front door.  Please remember in the event of an emergency call to 911 to let them know if there will be a problem getting to you—the county/township has the equipment and in an emergency they will get to you.

Trash Removal

 

The trash removal company picks up our trash on Fridays, usually in the morning. ALL trash must be put in the blue trach cans that have been provided by Republic Trash.  If you have extra trash or large items that need to be picked up, you will need to contact Republic and you will be charged extra by them.  Please put out your trash Thursday evening or by early Friday morning. If a Major Holiday falls during the week, then thrash pick up will be on Saturday (except for Columbus Day).

Club House

 

The Lakefield Manor Clubhouse is available for rent by our residents.  Please contact Barb Ott at (419) 202-5953 or Ginger Gerhardstein 419-217-7910 (cell) to schedule the room.  Room is rented on a first come basis.

The unit owner must sign a contract and pay a security deposit at the time the request is made, which will be returned to you upon inspection of the room after rental.  If there are any violations of Lakefield Manor Rules, the security deposit will be forfeited.
